The agreement between you and Anystay.
Short and in plain language. These terms apply to every account on Anystay; the prices themselves are on the pricing page and in your order confirmation.
Version 1.5 · 22 October 20261. Who we are and what this covers
Anystay is a property-management service provided by Easy Host Oy, business ID 3288005-7, Sörnäistenkatu 19 B 21, 00580 Helsinki, Finland (“Anystay”, “we”). These terms govern your use of the Anystay application, the cleaner and owner portals, the booking sites it generates and the related services (“the Service”).
By opening an account, or by using the Service, you accept these terms on behalf of the business you represent. If you do not agree, do not use the Service.
2. Your account
- The Service is for businesses and professional hosts, not consumers. You confirm you are acting in the course of a business.
- You are responsible for the people you invite — staff, cleaners, owners — and for what they do with the access you give them. Remove access when someone leaves.
- Keep your sign-in method safe. Tell us at once if you believe an account has been compromised.
- You must provide accurate company and billing details and keep them current.
3. Plans, units and billing
- The Service is sold per unit per month, on the plan you choose (Host, Team or Business), at the price for your unit count published on the pricing page. Prices are stated excluding VAT. A unit is one listing you manage in Anystay — an apartment, a room sold separately, a cottage, a vehicle.
- Cleaning companies are billed per completed visit instead, at the price published on the pricing page.
- Units are counted every day. A unit added during a billing period is charged pro rata for the rest of that period; a unit removed is billed until the period ends and is not charged from the next one.
- Moving to a bigger plan, or to annual billing, is charged pro rata straight away. Moving to a smaller plan, or from annual to monthly billing, takes effect at the start of your next billing period, so nothing is credited back.
- There is no setup fee for the Service (the optional guest phone line has a one-off setup fee for its number, shown on the pricing page) and no charge for the cleaners, staff or owners you invite. We take no percentage of the payments you take through your own Stripe account. If you choose Anystay Pay, where we run deposits and instalments for you and tell you at once when a guest disputes a payment (you answer the dispute in your own Stripe dashboard), that service costs 0.5% of the amount processed and is never switched on without your agreement. Stripe’s own processing fees for card payments are between you and Stripe.
- Some things are billed by use on top of the plan, at the prices published on the pricing page: connected smart-lock devices, SMS beyond the included allowance, guest phone line call minutes beyond the included allowance, AI use beyond the amount included in your plan (only if you have switched pay-as-you-go on, and never above the monthly maximum you set), and e-invoices sent through a Finnish operator. Your usage is visible in the Service and itemised on the invoice.
- Guest phone line: the included minutes and the per-minute price cover calls with numbers in the EU and EEA, the United Kingdom, Switzerland, the United States and Canada. A call to a number anywhere else is billed at the per-minute price for that destination, itemised on the invoice. To prevent toll fraud, high-cost and premium-rate destinations cannot be called from the Service.
- Invoices are issued in advance for each billing period — monthly or yearly — in euros, plus Finnish VAT where it applies. They are paid by card; on yearly billing they can instead be paid by invoice with 14 days’ payment terms. Overdue amounts carry the statutory Finnish penalty interest.
- If a payment fails we tell you and try again. Access is limited only after 14 days of non-payment and a written reminder, and it is restored as soon as the balance is paid.
- We may change prices with 60 days’ written notice. A price change never applies inside a prepaid annual period.
4. Term and ending the agreement
- Monthly plans run month to month and can be ended at any time to the end of the current month. Annual plans run for twelve months and renew for a further twelve unless ended before the renewal date.
- You can cancel yourself at any time under Settings → Plan & billing; you do not need to contact us. A cancellation takes effect at the end of the period you have already paid for, you keep full access until then, and you can undo it until that date. Fees already paid are not refunded, except as stated in section 12 on changes to these terms.
- On request, we give you an export of your data — listings, reservations, guests, messages, statements — in a machine-readable format, at any time while the account is open and for 30 days after it closes. After that the data is deleted from our systems within 90 days, except what we must keep by law.
- We may end the agreement with 30 days’ notice, or at once if you materially breach these terms, use the Service unlawfully, or endanger other customers.
5. Migration and the beta
During the closed beta, moving your data from another system is free and done with you on a call. We say plainly which systems we have migrated before and which we will test against your account first; we do not promise that every record from every system can be brought across.
Beta features are marked as such. They may change or be withdrawn, and we ask for your patience and your feedback in return for the free migration and the beta price.
6. What you may not do
- Use the Service to break the law, the terms of a channel (Airbnb, Booking.com and others) or the rights of a guest, owner or third party.
- Send messages guests have not agreed to receive, or messages that misrepresent who is sending them.
- Resell the Service, reverse-engineer it, or probe its security without our written agreement.
- Upload content you have no right to use, or content that is unlawful.
7. Your data and our processing
Your data stays yours. We process it only to provide the Service and as your instructions in the Data Processing Agreement set out. We do not sell it and we do not use guest data for our own purposes.
Your customers and your staff are yours. We do not use their details, your bookings, prices or schedules for any business of our own — including any business we run in the same field as you — and we never contact, market to or recruit your customers or staff. The only messages they receive from the Service are the ones you set it to send, under your name. Bookings made on your booking page are yours and are never routed anywhere else. Section 4 of the Data Processing Agreement sets this out as a binding obligation.
You are the controller for the personal data of your guests, owners and staff. You are responsible for having a lawful basis to collect it and for the notices you give them; we give you the tools to do so.
Call recording on a guest phone line is off until you switch it on. When you do, you are the controller of the recordings, their transcripts and summaries: you decide whether recording is lawful for your calls, you tell callers in your own privacy notice how recordings are used and kept, and you tell the staff who answer the line that their calls are recorded. The short spoken notices the Service plays, to the caller before a recorded call rings and to the person answering before the call connects, help you meet that duty; they do not replace your own privacy notice or the information you owe your staff. Call recording is part of the Business plan. The Service deletes the audio as soon as it has been transcribed, and within 7 days at the latest if transcription fails; the transcript and summary stay in the call log and the guest’s thread for up to 24 months after the last contact, then the Service deletes them.
8. Channels, locks and other third parties
The Service connects to systems we do not control: booking channels, payment providers, smart-lock platforms, accounting software. We keep those connections working and tell you when one fails, but their availability, their terms and their fees are theirs. A change on their side may change what the Service can do.
9. Availability and support
We aim for the Service to be available at all times and we tell you in advance about planned maintenance, which we schedule outside Finnish daytime. We answer support within one working day, in Finnish and English, from Helsinki.
Automated features — cleaning jobs created at checkout, access codes sent on time, AI-drafted replies — act on the data and the rules you have set. You remain responsible for checking that the rules are right, and a draft is never sent without your approval unless you turn that on per listing.
10. Liability
We are liable for direct damage caused by our breach of these terms, up to the fees you paid for the Service in the twelve months before the event. We are not liable for indirect damage — lost bookings, lost profit, or claims by guests or owners — except where Finnish law does not allow that exclusion, or where the damage was caused intentionally or by gross negligence.
You are liable for the damage your breach of these terms causes us or third parties, including claims from your guests and owners that arise from your use of the Service.
11. Intellectual property
The Service, its design and its name belong to Easy Host Oy. You get a non-exclusive right to use it for your business while the agreement runs. The content you upload — photos, texts, house rules — stays yours; you give us the right to store and display it to provide the Service, including on the booking sites it generates for you.
12. Changes to these terms
We may update these terms. Material changes are announced by email at least 30 days before they take effect; continuing to use the Service after that date is acceptance. If you do not accept a change you may end the agreement before it takes effect, and we refund any prepaid period beyond that date.
13. Law and disputes
Finnish law applies, without its conflict-of-laws rules. We try to settle any disagreement by talking first. If that fails, disputes are heard by the District Court of Helsinki.
