It works with what you already use.
Channels, pricing, payments, doors and accounting. Where something is not connected yet, it says so in the last column rather than sitting in the list as a logo.
Booking channels
6Calendar, rates and guest messages both ways, into one inbox.
Same two-way sync, with the channel's commission built into the rate a guest sees.
Two-way sync on the same calendar as the rest.
Paste a listing's calendar link from Airbnb, Booking.com or any platform that publishes one, and the nights booked there close here. Read every hour and again before every direct booking; your own link goes the other way.
Being connected now. Until it is, an Expedia booking can be entered by hand like any other.
Decided, not built. Your own booking site is the direct channel until it is.
Pricing
1Nightly prices and minimum stays from your own PriceLabs account land in the calendar and go on to every channel; your bookings and calendar go back to PriceLabs. PriceLabs has approved the connection and it is in certification now. PriceLabs bills you directly.
Payments
1Guests pay into YOUR Stripe account, connected in Settings — the money never passes through us. Cards on direct bookings, on the deposit for a longer stay, and on the extras a guest buys mid-stay, with refunds and failed-payment chasing in the same place.
Doors and keys
3Per-stay codes through Seam. A code starts working at check-in and stops at checkout.
Per-stay PINs on Vanderbilt / Acre doors, on the same schedule. Built, awaiting its first test on a real door — until then those doors stay manual codes.
Key cabinets, for the flats where a physical key still has to change hands: each guest gets their own PIN for the key's locker, and we see when the key goes out and when it comes back. Tested against Livion's own test cabinet — we set up your first cabinet with you.
Accounting and messages
3Customer invoices push straight in. Owner statements export in the shape a Finnish bookkeeper expects.
Guest mail goes out as you, once the domain is verified — not as us with your name on it.
Door codes and failed payments only. Every message costs, so nothing else is sent this way.
